Having found your dream property and arranged for all the necessary planning applications, including the requirements of the electricity and gas authorities, you will be ready to start work.

The project below is to give you an idea of the type of work we regularly undertake on behalf of our clients.


Plans needed to be drawn up and applications made for change of use and a full project was to be submitted to the College of Architects.

We drew up a formal set of plans and handled all of the required paperwork. We liaised with our clients very closely to achieve exactly what they had in mind.

Although the legal aspects in this case were quite substantial, because the client involved us from the very beginning, we were able to follow the correct procedures and all planning consents were granted quickly and without any hitches.

Involving us from the beginning will have the effect of saving substantial amounts of money over the length of the project.
This property was formerly a restaurant which had fallen into a state of disrepair over many years. Our clients had a list of ideas most of which required permission from the local town hall (Ayuntamiento).
The following "Before and After" pictures were taken during this project and are just examples to give an idea of what can be achieved.
The photographs to the left (top) shows a section of the old restaurant kitchen.This area was fairly large and was used to form the new house kitchen plus a section was taken to make an en suite bedroom Bathroom. (Below) The dressing table in the bedroom now stands against the wall with the yellow window - this window has been filled.
As the property had been a restaurant there were few good outdoor areas to relax and so the owners wanted to have a new terrace area built on a section of very steep hillside. They wanted to have this built from traditional local mountain stone to be in sympathy with the rest of the house.
The stone was delivered and then was cut by hand to the correct shape and size to build the wall.

Deep foundations were dug and laid using traditional Spanish methods tried and tested over the centuries.
But under our careful supervision.
The wall completed then the terrace area was back filled and finally the terrace laid
For this kind of work we sometimes need to bring in the "heavy mob".

To the left a wall and old windows were replaced by a cavity insulated wall and double glazed patio doors to open onto the terrace area
To the right this shows a new wall being built and after the same view in its finished form.
